How bad are the fumes? if I apply it in the morning will I be able to stay in the house that night?

As understand it, it is the oil that is included in the liquid that takes the longest time to dry up. The smell lasts about 24 hours but this largely depends on the air flows.When I have used it in an enclosed space, I have vacated the area for a week. G Mitchell

can I apply this woodworm killer onto varnished wood, ie floor boards, or does the wood have to be sanded first

I'd give the wood a light sanding to aid penetration. You'll find the product has a slightly oily texture when applied and takes a bit of time to sink in.

Will this affect the colour of the wood? It states clear - but will it leave a shine or any coating on the wood? I want to oil / wax the wood after.

No it didn't affect the wood at all. I have applied wax with no problems.

Is it possible to use this product on treated wood? Is it oil or water based?

I used it on wood that was painted and and it didn't damage it. It is water based ,I filled a hypodermic syringe and it was thin enough to be injected into the wood worm holes and caused less mess. Just make sure you wipe any excess off.
