Jin&Bao Universal Garage Door Threshold Seal 20FT Rubber Strip & 2 Adhesive

Some products look like a simple, great idea until you start to install it, and then you find out it's a nightmare and a joke. Not the case for this threshold seal! It's a simple product, the kit is complete, and it's easily installed for anyone with even modest abilities. Once it's done it works in combination with your door's attached bottom seal to provide a positive, airtight, sure seal, even if as in my case, the bottom of the door does not sit perfectly flush to the concrete slab of the garage floor on both sides!As for the installation, all I did was look at the pictures in the Amazon listing and do as shown without even bothering with the instruction sheet. I used a leaf blower and broom to clean the slab off where the seal will go. Then simply unroll the seal and lay it out flat, -then with the garage door open a few feet, set one end of the seal up against the door's roller channel on one side of the door and place the entire threshold in the approximate position it will lay. Now you can just eyeball where it will need to be cut, or you can measure and mark before cutting if you feel it necessary. Cut it to the right length so it fits between the door roller rails on either side of the garage door. Once it's cut to proper length, roll the door down almost all the way so it sets on the seal but you can slide the seal around to "fine tune" where the final position will be. You want the top (highest part of the seal) just inside the door. Now just roll the door down until it's just over the seal. The yellow "safety marking" on top makes a handy visual aid for aligning things so the seal is perfectly straight/parallel to the garage door. With the position of the seal "95% there" I walked outside to double check that the edge of the seal that was visible outside looked straight/parallel to the door out there as well, and repeated the process a couple of times just to make sure that everything looked good from both sides. I then closed the door completely on the seal to ensure everything was fitting snug between the door's bottom seal and the new threshold seal. If you're anal like me, you can walk inside and out multiple times just to be sure that everything is "just so", closing the door and re-adjusting several times. In the end, I found that basically it pretty much just lines itself up when the door is closed and all you gotta do is align the yellow stripe so it's a consistent distance from the door from one side of the door to the other. (Seems to end up with the stripe about 3/16" to a quarter inch from the door).That done, I rolled the door up and grabbed a permanent marker (the only things not included in the kit are a marker and something to cut the seal to length. In fairness, they also didn't include the oxygen I was breathing while I installed it, and I didn't expect them to provide air, so I'm calling it a complete kit!) Then being careful not to move the threshold while marking, just mark on the garage floor along both sides of the seal. Pull the seal away from the lines, run beads of the included sealant in between the lines you made, place the seal back down between the lines, and you're done! For my 16 foot door I only needed about one and a half of the two tubes of silicone included, and even using that much was almost overkill. Two tubes is probably plenty for a 20 foot door.A note about the silicon sealant included and the threshold itself: The sealant is not like silicon caulking. It's a very thick, very sticky SEALANT. I got a little on my hands and was worried about needing gas or paint thinner to clean up but to my surprise it actually washed off with soap and water, but it sure doesn't SEEM like any sort of wimpy water-based stuff! It's really a top quality sealant from what I can tell. The threshold itself is HEAVY, high quality, thick rubber and you aren't going to cut it with the wife's kitchen scissors, so you'll need something heavier duty to cut it than scissors, -which is a plus in my opinion. I cannot say how well it will hold down over time, but I can say that the finished installation seems very durable, and the threshold is heavy enough that I would expect that if or when the sealant might let go, it would be a simple matter of putting down new goop and setting it again. That said, -Depending on how klutzy I or my family are and how many times we kick it when we forget to pick up our feet, I'm guessing that the original sealant will last a good long time!Cons: I can't think of any.Pros: Really nice to buy something this well done. 5 stars. No bull.

Excellent quality. Installed for months. Seal is high quality. Durable, handles being driven over with heavy EV pickup truck and other vehicles. Perfectly seals bottom of the door. The supplied adhesive was a great surprise. I figured (wrong) would be under spec. It was easy to apply, and has stuck the threshold seal to concrete, without a flaw. Cold or hot weather, rain or shine. Keeps out the critters!

I used a 20' piece for an 18' opening. IMO the first 6 inches was ruined because it was the inside of the coiled product in the box. That was OK because I didn't need every inch, but something to consider. I laid the strip out for a week to flatten and warm up in the summer garage, and it was reasonably flat, other than one end.First you need to figure out which way is out and which is in. I positioned it so my door would roll down on the relatively flat edge, leaving the larger hump inside the door. In my case the door fit fairly snug to the ground--but not snug enough to keep water out--so I couldn't have it come down on a higher part or it would trip the door sensor and immediately open. Obviously I could have adjusted that, but decided not to. So, I had to try this a number of times and the result was that from the outside most of this strip disappeared behind the door when closed. Your mileage may vary.The next thing that was a pain was scribing a pencil line across the floor so I could get the strip straight. Not only does it curl up in the box, but once flattened, it can be a little wiggly before it's glued down. So, once I figured out where it needed to be, I used a long straight edge to mark a straight line across the width of the garage door.Then I was able to apply the adhesive. This is fairly thick stuff, so on the first tube I didn't open the seal enough and it required a lot of pressure to get it out of the tube. I didn't want it squirting everywhere so I went too far on the small size. Same with the nozzle. I used it the way it came, but on the second tube I cut off more. Obviously, there's no way to gauge this until you've actually used one tube.Various videos showed putting down a straight line on the floor just inside the width of the strip, and another along the other edge, just inside. Those are continuous lines--don't skip any places!--and then between them I put down a continuous curved line.I did need a helper to hold the lightly rolled strip as I pushed one end into the adhesive. This kept the rest from accidentally smearing the adhesive on the floor. So not quite as easy as the videos would have you believe, but not too bad. Make sure each end is sealed right into the garage opening so water can't get around it.We've only had 1 or 2 moderate rains, but it's worked 100%. The real test will be from harder rains but I have no reason to think it won't work. Great product!Oh, despite having a helper, I did manage to get some of the black adhesive on the yellow stripe! Oh no! I let it sit for a week and then I was able to remove it by pushing with a finger or rag. That blemish is now gone.So, if you have water coming in your garage, I really recommend this. Just plan on it taking longer than you think!

I installed this Universal Garage Door Threshold Seal Strip to help keep water, dirt, and leaves from blowing into my garage, and it’s been a noticeable improvement right away.The material feels thick and durable — not cheap or flimsy like some of the other seals I’ve tried. It has just enough flexibility to conform to the floor while still creating a solid barrier when the garage door is closed.Installation was pretty straightforward. I cleaned the concrete thoroughly first, laid down the adhesive, and positioned the strip. Once it was in place, it stayed put and sealed nicely along the bottom of the door. If you take your time with prep, you shouldn’t have any issues.We’ve already had a couple rainy days, and I can confirm it does exactly what it’s supposed to — no more water creeping into the garage. It also helps keep out small debris and even reduces drafts a bit.A couple quick tips:Make sure your floor is completely clean and dry before installingDry-fit the strip first to get your placement rightGive the adhesive time to fully cure before heavy useOverall, this is a simple upgrade that makes a big difference. Solved my water intrusion problem on the first try. Appreciate the included adhesive; there was plenty for the job and it formed a great seal. As other have noted, it should be handled careful as it is very messy if misapplied. However, as a tip, acetone will remove it if it is not dry yet.

Haven’t installed yet, seems solid. Did not come with the two tubes of sealant as pictured

This deflector works well for keeping water out of my garage.It has an elevated lip that works very well and is easy to cut to your desired length.I used construction adhesive to secure it to my garage floor and it is not going to move.It's very durable and should provide years of service keeping the rain out and off of my garage floor.Would highly recommend.

This product has an edge over other similar listings. This is a notch taller, sturdier, but still soft enough rubber. Installed quite easily with the sealant / glue which came along. Water has not seeped under the garage roller door since. Very good quality, years of trouble solved so effectively, thank you kindly.
