Unlike other books written by charlatans to make a quick buck, this one is written by two people with extensive experience in real estate, having professionally managed dozens of investment properties for years.

Highly Informative and Helpful Book Very Happy I Bought it
After my husband passed in 2023 I had to take over our rental properties. Purchasing this book saved me a lot of headaches in managing the apartments. It covers just about every situation you might encounter including taking over a rental property, screening tenants, leases, contracts, managing tenants, problem tenants, getting rid of bad tenants, dealing with contractors, business organization and bookkeeping. Plus the appendix has numerous sample forms for different situations and a brief summary of landlord-tenant laws for each state with links. A year later I am much more confident in being a landlord but still have occasion to reference this book.

Well Written Book.
Heather and Brandon Turner wrote this book, very well. These are their own writings, youโll notice a handful of misspellings inside the book. I certainly was not looking for a book that was by professional writer. I wanted a book by people, sharing their experience in the business. This book is perfect. 15 chapters and over 350 pages of experience. Not from lawyers, not from contractors, not from tenants, but Professional landlords. They stuck to what they dealt with, and I feel they have conquered. Theyโre not gonna tell you how to fix wear & tear. But they will advise you on contractors. Theyโre not gonna take you through Microsoft Word or Excel, but theyโll tell you what you need to do on it. Theyโre not gonna give you specific mortgage financing advice, they want you to know the things that unsuccessful landlords havenโt been able to achieve. Theyโre not going to discuss advanced cash flow calculations. They will give you confidence that this business is very doable.

Perfect for those new to property management
This is a great, easy to read book on Managing Rental Properties. It has a good mix of both basic property management for those new to the business, as well as a few helpful hints for those that having been doing this for awhile. I knocked it down a star only because it is a bit basic, but this book would be perfect for those with just a few units or those just delving into the wonderful world of property management. For those with more experience, you could probably take it or leave it, though there are enough original ideas that it is worth the buy and the quick read.

A Must-Read for all Prospective and Current REI
My husband recommended I read this book after we decided Iโd take over the management of our real estate company. I had no prior knowledge of REI, let alone being an effective landlord. This book has quite literally everything you could need to be successful as a landlord. Whether youโre just starting out and own no property, or own dozens and just want to be better, this is a MUST READ. The chapters are divided to make it so easy to refer back to specific sections as you need them. Not only that, the appendix features exact copies of the forms and documents you could need for your tenants. With all of the info, itโs also an easy read. The authors are clearly so educated and successful in the field, and also include details of their personal successes and failures. Canโt recommend this enough!

GREAT Rental Property Reference Book for Landlords Who Want to Manage Their Own Property
Purchased The Book on Managing Rental Properties back in April 2016 and have read it two or three times and find myself using it as a reference guide. I have owned rental property since the late 1990s and thought I knew all there was to know about managing rental property. I was wrong. This book offers a new perspective and practical advice. The book is absolutely correct -- "No matter how great you are at finding good rental property deals, you could lose everything if you donโt manage your properties correctly!" There are so many great tips that can be gleaned from reading this book: **Potential Tenant Questionnaire **Tennant Referral Bonus $100 **Recommendation on a tenant's rental income should be equal to at least three times the monthly rent **Tennant Qualifying Standards **Anyone over 18 years of age must fill out an application if they live in the residence (very good advice) **How to get your property ready to rent **Fair Housing Laws **How to market your property to get the most qualified applicants **The application process and why it is important to do a background and credit check -- red flags to look for **How to manage tenants and every day transactions. **The world of contractors and how to deal with them. **Organizational structure of the rental property business **The landlord business Being a landlord is not an easy job if you are not well informed on "how" to manage rental property. I found this book to be a very comprehensive book on managing rental property. I have since purchased additional books from these authors and those associated with the Bigger Pockets website.

Excellent, Concise and Even Entertaining
My wife and I were accidental landlords many years ago after a surprise job relocation and being stuck with a mortgage on a house in a tough sellers market. No horror stories, but we know we could have done a better job. Now we are intentionally getting into the business as we are getting within a decade of retirement age. We want to do it right and this book has been a great resource as we dive in. I've seen some critiques that say the content is a bit basic, but I don't agree with that at all. It is well-structured and well written. I honestly didn't read a single segment that I didn't feel was useful. I especially like the links to document templates and information about regs in specific states. The personal anecdotes about the writers' experiences also add a credible and sometimes humorous punch to information that one would expect to be boring. Bottom line, at around $17 for the paperback, I consider this book a gift to a rental newbie like me. I highly recommend.

great book!
I always love their books about real estate investment. This is the third book from these incredible couple that I read. Very useful tips and covers all aspects of property management. Most importantly, their words give you courage and consolation. Only thing is this only covers US situation, if you want know about Canadian regulations and laws, you have to search yourself. But the techniques and ideas of managing included here are incredible and worth learning very much.

SO good! This book is so good and is just full of the most practical actionable knowledge that you need to know about Buy and hold investing. I would highly recommend this book to any buy and hold investor both new and seasoned. Also just a shout out to Bigger pockets itself, it has done SO MUCH for me in terms of growing me in my real estate journey and would honestly urge anyone that is in or thinking of getting into real estate to check out bigger pockets and you will see what I am talking about!
