Recently jetwashed our patio. Noticed lots of black spots which the jetwash would not remove. Just like you probably did to get here, I googled "patio black spots" and found out that it's probably lichen. So I looked for products to remove it. And found this. £35 seemed a bit steep, but the reviews looked good on the whole, so I bought one. It arrived quicker than expected. It doesn't smell that strong. It gives off a mist, and is clearly pretty corrosive, so you don't want to stick your head in it and get a good lungful, but suffice to say, the smell is not overpowering. Don't get it on your clothes. I splashed some on my shorts and it's bleached them. Was careful not to get any on my skin, but you probably want to avoid that as well. "But does it work?", you ask. Yes. Yes, it does. Check out the photo. I had some areas (shady part of patio, doesn't dry quickly) which were heavily black spotted, and some which were less affected. I did 3/4 of our patio with the first bottle. That was the less affected bit. It looks like new. Then I ordered a second bottle to deal with the rest of the patio. That's when I took the photos attached to this review. When you apply it, the bits in contact with any lichen start fizzing white, which you can see in the middle photo. I may need to give some parts a quick second blast, but the difference is amazing. Before, it was dark and grim looking. Now, it's really shiny. It's brightned up the house, as more light is reflecting in from the patio. So, yeah, I would really recommend this product. It does say to jetwash it off after a few hours. Two things there: 1. I just used a hose and 2. Most of the lichen seemed to have gone within a few minutes, so I'm not sure why you need to leave it on for hours.

Works incredibly well, not the cheapest product out there but my patio looks almost brand new. It’s easy to apply but just be wary of the clothes or footwear worn as it did bleach my top (old one because I knew I was going to get grafted) removed almost every trace of the lichen mold despite it not having been treated in a couple of years. Will 100% be buying again.

I recently used the Pro-Kleen Ultimate Black Spot Remover and would give it a solid 4 stars overall. It’s a powerful product that really delivers when it comes to tackling stubborn black spots and lichen on patios and paving. One of the biggest positives is how effective it is. After applying it with a sprayer and leaving it for a few hours, I could already see the black spots breaking down, and once rinsed, the difference was very noticeable. It genuinely brought tired paving back to life, which is exactly what you want from a product like this. It’s also straightforward to use—no complicated mixing required, just apply, leave, and rinse. The coverage is decent too, so a single container goes a long way on medium-sized areas. Overall, this is a very effective and easy-to-use black spot remover that saves a lot of time and effort compared to pressure washing alone. With a bit more gentleness on surrounding areas, it would easily be a 5-star product.

This is fantastic stuff. I wanted to clean a very old crazy paving doorstep which had lots of black spots and marks, I did have to apply it 3 times but the result is brilliant. On the newer patio flags one application was all it needed. Would definitely recommend.

Excellent, does what it says within a few hours. I used a roller as i didnt have a spray, and it worked fine. Shame it doesn't come in 2.5 l for half the price as I only have a small patio.

I should have taken before and after pics! I followed the instructions and was so impressed with the results, old slabs will never be like new but this product brought them back to at least 98%, fantastic!!!!

Basically expensive bleach

After jet washing my slabs, which I do every year, I found that this year for some reason they were particularly covered with black spots and lichen that just wouldn't shift. I found they looked so bad afterwards that I wanted to try something else to get rid of the marks. I came across this product, and thought I'd give it a go. I'm not easily impressed and I wasn't expecting miracles, but I have to say it's done a pretty good job. It's easy to use, just transfer to a pressure spray bottle. I left it for about 3.5 hours then jet washed it off. The only downside to this product I would say is the smell, it's so strong, it burns your eyes, and you can smell it down the road, but it is a chemical so only to be expected. As you can see from the picture, it hasn't completely gotten rid of the black spots, but it has reduced them greatly. It completely removed the green and white lichen and overall the slabs look so much better than they did before. Would it have worked better if I'd have left it on longer? - I don't think so. I might try it again to see if it will completely remove the black spots, but I need a few months to recover from the fumes first. Overall, I'm pretty impressed with this product and would recommend it.
